The proposed service

Property Ranker is planned as a private decision layer for Australian residential property buyers. It will turn a buyer's explicit requirements and preferences into explainable property-fit results, then help invited co-buyers, family members or trusted reviewers compare homes.

The intended first release includes accounts, reusable profiles, matching explanations, shortlists and invite-only buying groups. Professional adviser workspaces, offers, contracts, settlement, conveyancing and mortgage approval are outside the proposed MVP.

Results organise attention; they are not advice

A status or fit score is a decision aid, not a valuation, guarantee, building inspection, legal opinion, financial recommendation, insurance decision or prediction of a sale outcome. Property Ranker cannot promise that a property is suitable, available, safe or accurately priced.

Buyers should verify material facts, source records, planning and title matters, hazards, building condition and price information with the appropriate provider, authority or qualified professional before acting.

How matching is intended to work

  • Known hard-rule failures are separated from eligible homes before ranking.
  • Missing evidence is shown as Needs verification or handled under the buyer's selected strict policy; it must never appear as a silent pass.
  • Fit is a relative 0–100 measure across weighted preferences and is paired with evidence coverage.
  • Important outcomes should show the measurement, threshold, source, date, confidence and method.
  • Profile and behavioural suggestions must not change a ranking until the user explicitly accepts them.
  • Referral fees or sponsorship must never alter the organic fit score.

Property data and known limitations

The proposed product depends on authorised listing, address, map, route, rail and selected government or specialist data. Information may be missing, delayed, stale, estimated, inconsistent or limited to particular states. Risk results are screening indicators, not legal conclusions, and rail proximity is not measured noise.

Provider licences may limit display, storage, images, caching, derived results and sharing. Property Ranker should show attribution, freshness and confidence, correct or flag disputed observations, and remove provider material when rights expire or a listing is withdrawn. It will not scrape listing portals.

Accounts, invitations and collaboration

Each person in a buying group is intended to use an independent account with their own profile and privacy controls. Shared couple accounts are not supported. Invitations should be scoped, time-limited where appropriate and revocable; guest access will exist only where provider terms allow it.

A profile owner chooses whether a criterion is private, visible to selected partners or shared with the group. A property can be shared without disclosing a private reason. Each reaction belongs to the person who made it, and one person's “No” must not remove a home for everyone unless the group has agreed to that rule.

Removing a member should revoke current access immediately. The final product notice and terms must explain what happens to historic comments and attribution.

Supported boundaries

The service is designed for objective property characteristics, distances, access, hazards, user-chosen amenities and neutral personal rules. It will not support:

  • seller, agent or advertiser filtering or ranking of buyers by race, culture, religion, disability, family status or proxies;
  • inferring sensitive traits from a name, language, postcode, browsing or partner behaviour;
  • subjective demographic labels such as a “good area” as a fit criterion;
  • a public social feed, anonymous public sharing or seller-side buyer targeting;
  • opaque ranking changes or hidden sponsorship inside a fit score; or
  • use of listing content beyond the rights granted by its provider.

Notifications, marketing and referrals

Service messages, invitations and requested property alerts should be kept separate from marketing. Marketing requires its own consent, an identified sender, an unsubscribe option and granular settings. Future referrals to buyer's agents, brokers, inspectors or conveyancers must be optional, consented and clearly disclosed.

Availability and change

Data sources and enrichment services can fail or change. The planned fallback is to label permitted cached evidence as stale, show the last successful refresh and suspend unreliable change alerts rather than invent a current value. The blueprint does not promise uniform parcel-level hazard, noise or planning coverage across Australia.

Public release remains conditional on data rights, privacy, security, accessibility and operational gates. Service levels, support arrangements and change procedures must be settled in the final terms.

Privacy and accessibility

Profile information, personal reasons and household interactions require granular privacy choices, correction, export and deletion controls. Read the draft privacy notice for the proposed approach.

The public site and application target WCAG 2.2 AA. Read the accessibility statement for the planned requirements and testing.

Before these terms can take effect

The final version requires Australian legal review, confirmed provider and sharing rights, a released feature set, named operators and contact channels, current privacy disclosures, and a clear process for acceptance, updates, complaints and disputes. Until then, this page is planning content only.
